Custom pool design in Greenville, NC starts on the ground, not on a screen. Before any shape gets drawn we want to know where the water table sits, where the septic system is, where the sun falls at five in the afternoon, how equipment gets into the back yard, and what the local zoning and any HOA covenants will actually allow. Those five things constrain a design far more than taste does, and working them out first is what separates a pool that gets used from a pool that gets looked at.

Start with what the site will allow

Groundwater

Pitt County sits in the Coastal Plain. The soils are sand, sandy loam and clay laid down as coastal and river sediment. On the well-drained series — Norfolk, Alaga, Wickham — the seasonal high water table sits below five feet, and design is straightforward. On Rains, Bladen, Pantego and Lynchburg ground, the county soil survey describes a seasonal high water table at or near the surface. That does not rule out a pool. It changes the design: shallower overall depth, a raised bond beam, a hydrostatic relief valve, a dewatering standpipe, drainage under the structure. Deciding that at the design stage costs nothing. Discovering it at excavation costs weeks.

Septic

Outside the city sewer footprint — and a lot of Pitt County is outside it — the septic drainfield and its designated repair area have required setbacks and cannot be built on or driven over. On many rural lots this single constraint determines where the pool can physically be, and it frequently pushes the pool somewhere the homeowner had not considered. We locate the system before we design.

Access

Everything has to get in and out: an excavator, a great deal of spoil, concrete, and on a fiberglass job an entire pool shell on a trailer. Gate widths, mature trees, easements, overhead power and neighbouring structures all decide what is buildable. The older streets around ECU, in Forest Hills, College View and the Skinnerville and Greenville Heights area, are frequently tight. The newer building south toward Winterville and along Firetower and Portertown usually is not.

Zoning and covenants

Setbacks from property lines, impervious surface limits, and rules about accessory structures come from the City of Greenville or Pitt County depending on the parcel, with Winterville, Ayden, Farmville, Bethel and Grifton applying their own. HOA covenants often impose more than the zoning does. Reading both before drawing is unglamorous and saves entire redesigns.

Then design for how the pool will actually be used

The most common regret we hear is not about shape or finish. It is about depth and shade.

Depth

Households used to want a diving well. Most now want a pool they can stand up in across most of its area, with a lounging shelf and steps wide enough to sit on. Deep water costs more to build, more to heat and more to chemically treat, and in a lot of yards it gets used for about ten minutes a summer. Design the depth around what you will do, not around what pools used to look like.

Sun and shade

A Greenville July afternoon is genuinely hot, and a pool with no shade beside it goes unused between about two and six. Meanwhile, a pool under heavy loblolly and oak canopy stays cold, fills with needles and pollen, and grows algae faster. The sweet spot is sun on the water and shade on the deck. That is a siting decision and a structure decision, and it is much cheaper to plan than to retrofit.

Sightlines

Where can you see the pool from? Being able to see the water from the kitchen matters enormously if there are children in the house, and it changes how much the pool is used by everyone else too.

A wet stretch in a Pitt County summer can add two weeks between step 4 and step 6, and no honest builder will promise otherwise.
The order never changes. The calendar does, because of weather and inspections.

What a design package includes

  • A measured site plan showing the house, property lines, setbacks, utilities, septic components if present, and existing grades.
  • Pool outline, depths, steps, ledges, benches and any spa, dimensioned.
  • Deck layout with drainage direction and fall, and the barrier line.
  • Equipment pad location, plumbing routes and electrical routes.
  • Groundwater strategy: relief valve, dewatering provision, drainage under and around the structure.
  • Finish, coping, tile and deck material selections.
  • A written, itemised price built from all of the above.

The point of doing this properly is that the price at the end is a real one. Bids produced without a site plan are estimates of a pool in general, not of your pool, and they change once the machine arrives.

Design choices that matter locally

Raised bond beam. On high water table lots, raising the pool structure above grade reduces how deep the shell sits into the groundwater. It also creates a natural seat wall and helps keep surface runoff out of the pool during heavy rain.

Overflow and rain. Twenty inches of rain in a weekend has happened here and will happen again. A pool with no way to shed excess water floods its own deck and skimmers. Designing an overflow route is a five-minute decision that pays off during a hurricane.

Light colours in full sun. Dark plaster and dark decking absorb heat. In an eastern North Carolina summer this can push water and deck surface temperatures past comfortable.

Wind and debris. Prevailing weather here brings a lot of organic debris. Skimmer placement relative to the prevailing wind determines how much of it ends up on the bottom versus in the basket.

Design and the law

What has to be designed in, not added later

The equipotential bonding grid required by Article 680 of the electrical code has to be placed before concrete is poured. It ties the shell steel or wall panels, the deck reinforcement, the ladders, rails and equipment together. It cannot be retrofitted into a finished deck.

The barrier — at least 48 inches high with self-closing, self-latching gates — usually determines the deck boundary, so it belongs on the plan from the start rather than being worked out afterwards.

Drain covers meeting the federal Virginia Graeme Baker Pool and Spa Safety Act standard and the associated suction system layout are specified at design.

Where the total project cost is $40,000 or more, General Statute 87-1 requires a general contractor license from the North Carolina Licensing Board for General Contractors. That threshold rose from $30,000 on October 1, 2023. If the pool serves an HOA, apartment complex or club rather than a single household, it is a public pool under 15A NCAC 18A .2500 and requires health department plan review, an open-pipe inspection and an operation permit — a substantially different design process.

Questions people ask before they build

Do you charge for design?

The initial site visit, the measured assessment and the written itemised price are free. Detailed design work beyond that, if a project needs it, is discussed and agreed before it starts. You will never get an invoice you did not know was coming.

How do I know where my septic drainfield is?

The county health department holds septic permit records for most properties, and those records usually show the system layout and the designated repair area. If records are thin, the system can be located on site. Either way it gets established before design, because it is the constraint most likely to move the whole pool.

What size pool should I build?

Smaller than most people initially imagine, in most yards. A pool that leaves generous deck and lawn around it gets used more than one that fills the yard. Think about how many people will actually be in the water at once, and put the rest of the budget into deck, shade and equipment.

Can I build a pool in a flood zone near the Tar River?

Sometimes, and the mapped flood zone determines what is allowed. Property inside a mapped floodplain carries additional requirements and on some parcels real restrictions. Groundwater is also higher near the river and its tributaries. It is a survey-and-verify situation before anything is designed.

How long does the design stage take?

Usually one to three weeks from the site visit to a completed plan and written price, depending on how much back and forth you want and whether we are waiting on septic or survey records. Permitting time is separate and varies by jurisdiction.

Should I design the deck and landscaping now or later?

Now, at least in outline. Drainage, the barrier line, equipment access, conduit for future lighting and irrigation and where you might one day put a shade structure are all cheap to accommodate during construction and expensive to add afterward. You do not have to build it all at once, but it should all be on the plan.
